Before You Buy: Essential Preparations for Purchasing Property in Spain

You're ready to buy your dream holiday home or make the move to Spain! Before you begin your property search, there are some key things to have in place.

Step 01

Identification & Your NIE Number

If you're a Spanish national, you'll use your DNI for identification. As a foreign buyer, you will need an NIE (Número de Identidad de Extranjero) — your permanent identification number in Spain.

This number stays with you for life and is required for property purchases, registering on the electoral roll, taxes, and all official matters in Spain.

 
 

Step 02

Proving the Source of Your Funds

Spain has strict anti-money laundering laws. When purchasing a property, you must prove that your funds come from legitimate sources.

Be ready to provide documentation showing the origin of the money you plan to use for the purchase.

Step 03

Mortgage Financing

If you require a mortgage, contact a bank or mortgage broker before you begin your property search to understand how much you can borrow.

Generally, residents can borrow up to 80% of the property value, while non-residents can borrow up to 70%. The exact amount depends on your specific affordability.

Step 04

Eligibility to Visit or Live in Spain

Depending on your nationality, your eligibility to visit or reside in Spain differs. Here's a breakdown of the three main categories:

 

Spanish Nationals & EU Citizens

Spanish nationals are unaffected by residency or visa rules. EU citizens can stay up to 180 days per calendar year. Planning to stay longer than 3 months or work? You'll need to apply for Residencia.

 
 

Non-EU Citizens (UK & USA)

You may visit Spain for 90 days within any 180-day period without a visa. After 90 days you must leave and can only return after another 90 days have passed.

Visa Options for Longer Stays

If you plan to live in Spain as a non-EU citizen, here are the most common routes:

Non-Lucrative Visa

Ideal if you plan to live in Spain without working. You will need to show that you have sufficient savings or regular income to support yourself during your stay, as well as private health insurance with full cover in Spain.

 

Digital Nomad Visa

Perfect if you work remotely for a company outside Europe. Secure employment must be proven, and you will pay taxes in Spain.
