If your house has been on the market for more than three months, it may be time to ask some serious questions about why.
The most common reason a property does not sell is its price.
Even a house with exceptional features can struggle to attract buyers if it is overpriced. On the other hand, a property on a main road or in a less desirable location can still sell if the price reflects the property and its surroundings.
There is no doubt that the property market in Jávea has increased significantly over the last few years. However, in recent months I have seen both agents and vendors placing properties on the market at seriously inflated prices.

“Another agent told me it is worth this amount…”
The problem is that these figures are often given without any real evidence to support them.
Of course, it is understandable. If one agent tells a vendor their property is worth hundreds of thousands of euros more than another valuation, it can be tempting to try the higher price just in case.
But this is where many sellers make a mistake.
Significantly overpricing a property can leave it sitting on the market for months, or even years and not selling. In fact, it is one of the best ways not to sell your home.

That means properties are being advertised, on average, at approximately 16.5% more than the prices they are actually achieving.
Last year, we sold several properties at their asking price and our average reduction from asking price was just 3.4%.
That is what happens in a strong market when a property is valued correctly. Well priced properties attract serious buyers, generate viewings and can sell quickly, often very close to the asking price.
The problems begin when a property is overvalued.
