Property News | Quarter 1 figures have finally been released: slowly on an upward trend

The government has finally released its figures for prices per square metre in Javea and the trend is clear – slowly increasing. At Javea Home Finders, we like to analyse statistics so that we can give property owners and vendors the most accurate valuation possible. Here’s our professional insight.

We’ve been analysing official figures and following market trends for a while now, and price increase and decrease are, of course, closely related to economic trends worldwide. Take a look at the two graphs above.

The first graph shows official prices per square metre since 2005, as far back as the government has records. Despite the big crash in 2007/2008, it took another 5 years until prices hit rock bottom in 2013. After that, the increase has been steady. The second graph shows a quarterly trend since the beginning of 2020. Covid caused a slight drop, but it is safe to say that during the second half of that same year and since then prices have been on an upward trend.

2022 showed stabilisation, an 8% increase and a drop by the same percentage, but the first quarter of 2023 has shown yet another increase, not as high but a modest 4.65%, with an average price per square metre of 2393.8€. Although prices last year remained stable, this slight increase shows that prices have continued to go up, and probably will for at least one more quarter.
