Property News | It looks like there’s a shortage of apartments for sale… Where have they all gone?

During the last few weeks, Javea Home Finders has received several enquiries from clients looking for a special kind of property: apartments. 2 bedrooms, 3 bedrooms, penthouses, within walking distance to the beach, with parking, with sea view, without road noise… You name it, we have clients looking for all kinds of apartments. But what makes this kind of property so special?

Well… Just like villas have their own appeal, with a private garden and swimming pool, the possibility to be in a more tranquil area, and the endless options to renovate the property to your own taste and liking, apartments have their own unique characteristics as well: they are mostly low maintenance, as you don’t have to worry about a gardener or pool man, sometimes you can have nicer views than in a villa if you find a penthouse, and they are “lock up and go”, so you can go on long trips without any concerns about security or maintenance.

So we have made it a mission to list more apartments this year, triggered by the rising number of enquiries we’ve had. But not only is it more difficult to list apartments than villas, we’ve noticed that there are not as many apartments listed already as there are villas. We’ve looked at 4 of the main portals in Europe to see how many apartments are on the market at the moment as this is what we’ve found:

Of course, these figures are not 100% precise about how many apartments and villas are on the market at the moment: many agents don’t list their properties on portals and there are also sales that take place between private parties that don’t list on portals either. But they help us get an idea of the current state of affairs and see that there are at least 3 times more villas for sale than apartments. It is true that there are only certain areas where buildings can be built due to local regulations, but if we look at a map of Javea, there are still several areas where apartment blocks can be built, therefore adding more of these households to the market.

At the moment, we have some apartments for sale that would make a fantastic investment as they need some renovations: Apartment in Javea Port, Apartment in Montañar I, Apartment in Javea Arenal, Apartment in Moraira.
