Property News | Spain - The place to be in Europe! Particularly our beautiful town of Jávea.
As 2025 begins, we look at how Jávea and Spain have grown economically in the last year.
Firstly, lets look at Spain and how it is outshining European neighbours in economic growth, when the UK, Germany and Netherlands are faring poorly. On the latest growth figures, Spain has seen growth close to 3% this last year, and there seems to be no stopping the Spanish economy and continuing to increase into 2025.
Spain offers so much to its residents, from beaches, to snow resorts, to cosmopolitan cities, fantastic landscapes, a passion for gastronomy and not forgetting it´s love of fiestas. It’s no surprise that over the years Spain has grown into a favourite destination for visitors and expats from all over the world. The citizens of Spain overall have mainly welcomed these guests to enjoy the delights Spain has to offer.
Growth of Jávea
As more and more people want to live in Spain and Spanish nationals wanting a home by the coast, Jávea has become a top destination for property purchases, and this is clearly seen in the growth of the town.
Over the last year it is obvious to us that the Jávea population has grown, all year the roads and parking spaces outside our office are busy with residents and tourists. Lots of new shops and restaurants are opening and thriving. Jávea has become an all-year destination. The statistics show that the permanent registered population now sits at just over 30,000. And 50% of this population being foreigners from all nationalities. The top 4 foreigner groups are 15% British, 6.5% Columbian, 3.5% Moroccan and 3% Dutch. There are over 50 different nationalities registered in Jávea, making it a truly diverse cultural place to live. See all nationalities
The Property Market in Jávea
Over the past decade, Jávea’s property market has grown remarkably. Since 2013, property values have soared by 116%, demonstrating long-term investment potential. Notably, the last three years have seen a 30% increase in prices.
Key factors contributing to this growth include:
- Strong Demand: Jávea remains a top choice for international buyers, particularly from the UK, Netherlands and other northern European countries.
- Limited Supply: Strict development regulations limit new construction, making existing properties more valuable.
- Exclusive Location: The town’s unique blend of traditional charm and modern amenities attracts affluent buyers year-round.
Going into 2025, we see no let-up in the demand for quality properties and we predict this coming year as another busy one for us here at Javea Home Finders.
