Are the property prices in Javea stabilising? October 2024 – Quarter 2 Results

We have just received the figures for Quarter 2 of 2024. The market in Javea is showing signs of stability, followed by promising growth in property values. Since Quarter 2 of 2023 property prices have increased by 9%. Moreover, in the last 10 years property prices have risen by 95%. This article highlights the trends observed in the second quarter of this year and what they mean for buyers and sellers in this picturesque coastal town.

We have studied the first 2 quarters each year and can see the market is stagnant and tends to incline toward the second half of the year. This is due to potential buyers often waiting until the spring or autumn to make decisions. From the graph below you can see that the first two quarters of the last four years are very similar with a small incline. However, when we reach the second half of the year we can see a considerable increase.

As we transitioned into the second quarter of 2024, the market began showing steady signs of growth. March and April typically mark the beginning of the peak season in Javea, and this year was no exception. The combination of warmer weather, a return in tourism, and a rise in international buyers led to an increase in property demand.

Quarter 2 included stable property prices and increased enquiries from international buyers. The Mediterranean lifestyle, coupled with the town's natural beauty and amenities, has kept Javea on the radar of many buyers, ensuring a steady flow of interest in the market.

Looking at the growth towards the end of the previous years we are predicting an increase in the property market. This is an important time for property owners to consider selling their properties as they will get the best outcome when selling their property. For buyers this is a crucial time to consider purchasing property in Javea as the market is resilient and it’s guaranteed a fantastic investment opportunity.
