Jávea Property Prices Surge 23.7% in a Year.

Property prices in Jávea have seen a significant increase in the second quarter of 2025. The average price per square metre now stands at €3,262, based on mortgage valuations. This marks a 23.7% increase compared to the same period in 2024.

With this notable rise, it may be a good time for property owners to assess the current value of their homes.

Single Family Homes Not Affected by Tourist Rental Licence Ban

If you own a villa, detached house or townhouse which is not within a community urbanisation in Jávea, you won’t be affected by the current tourist rental licence restrictions. Single family homes are excluded from the suspension because they don’t involve shared communal areas, meaning there’s less chance of disputes with neighbours. They also appeal to a different market that doesn’t directly reduce access to long term residential housing. On top of that, single family rentals are seen as making a positive contribution to year round tourism and supporting local jobs.

However, the situation is different for apartments. The Urban Planning Commission of Xàbia has proposed extending the suspension of urban compatibility reports for tourist rental properties (VUT) in multi family buildings for another six months.

This pause will give the council more time to study the effects of VUTs on housing availability and community life. Most concerns have been raised in the Port and the Old Town, where the concentration of tourist rentals has had the biggest impact.

Why the suspension applies to multi family buildings:

  • Rising property prices and reduced access to residential housing.
  • Conflicts between residents and tourists over shared communal spaces.
  • Fears of losing permanent population in central areas.

The next six months will be key in shaping the future of tourist rentals in Jávea, as the town balances the needs of residents with the benefits of tourism.

A study by the University of Alicante has reported a decrease in the number of registered VUTs in Xàbia, from 6,161 in 2024 to 4,321 in 2025, a reduction of 1,840 properties.

The proposed extension seeks to strike a balance between maintaining tourism activity and protecting the right to housing, with the goal of achieving a sustainable model for the town.

If approved, the agreement will be published in the DOGV (Diari Oficial de la Generalitat Valenciana) and will enter a 30 working day public consultation period.
