Property News | Buying a property as an investment in Javea? Here’s an overview of holiday rentals
As the pearl of the Costa Blanca North, Javea multiplies its population by 5 during the summer season, as tourists from all over the world, mainly from Europe, come to this beautiful sunny beach town for holidays. With such figures, it’s no news that people intend to make a business out of properties by using them as rental investments. However, if you have just started looking for a property to buy, how can you know the property you want to buy will be rented to its full potential? Can you be sure you’ll get the best service from a holiday rental company? Keep reading and you’ll find out.
As an owner, or soon-to-be owner, of a rental holiday property, you are probably curious about what kind of property most people look for when booking their time off and choosing where to go. So, we decided to ask Paul, from Star Villas, some questions we often get from home seekers. Of course, this is the point of view of just one company. There are many holiday let agencies in the area, but it is more than useful to get an idea.
As a location filled with people from many different countries, it’s only natural that homeowners would be curious as to the nationality of the holiday makers that rent their property. We have found that the nationalities that rent the most are English and Dutch, with German and American tailing close behind. This is quite interesting, since Javea has not been in the radar for Americans for a long time, but we are seeing a steady increase in their interest both for holidays and to purchase properties. The most common age group is between 40-60 years old, and it tends to be families looking for a 3 bedroom villa. In addition to this, sometimes there are families that book together, either to save some money or because they enjoy being together. These groups tend to look for a 5 bedroom property. Holiday makers normally book at least a week in advance of their planned time off and many try to book early to get the best deal.
Regarding the location of Javea, Paul mentioned the Montgo, La Lluca and Tesoro Park as the preferred areas for tourists, although anything close to the Arenal is a plus. This allows holiday makers not to depend on renting a car or taking a taxi everywhere they go – increasing the spend on their holidays.
Finally, when asked about pricing, Paul claimed “It’s difficult to calculate. It depends on several things and not only the size of the property. Factors such as the quality of the property, distance to the beach, restaurants and shops and facilities provided highly affect the price. And of course, this also depends on the season, even within the summer season.” He did mention that it is a highly profitable business, and having a company that can help you manage bookings, changeovers and maintenance certainly make the business mostly hassle free.
